The subject property consists of a prime 6.93+- acre development parcel with dual street frontages along both the west side of Blanding Blvd. & E. side of Long Bay Road within the Branan Field Master Overlay area in Clay County. The parcel has 539'+- of direct frontage, access & exposure along the west side of Blanding Boulevard with additional frontage, access & exposure of 313'+- along the east side of Long Bay Road. The site is high and dry and presently improved with 3 single family homes that are considered an interim use of the property given growth and changing development patterns in the area. Blanding Boulevard is presently undergoing a road widening in front of the property to keep up with increased traffic resulting from the explosive area growth. Additional roadway improvements include the construction of the First Coast Expressway/SR 23 (aka the Outer Beltway, a limited access toll road) to the north which is playing a significant role in driving new development to the SW Clay County / Middleburg area.
